Step 2 – Finding the right property

Once we have a clear understanding of your requirements you will receive a selection of properties that match your criteria. We can also keep you constantly up-to-date via email alerts when the latest properties become available.

Step 3 – Is a short term let right for you?

A short term let is ideal if you are looking for a short term residential solution and offers a good alternative to staying in a hotel or serviced apartment. They are especially popular with visitors to the capital, Sofia, people getting to know a new area or those renovating or moving home. A short let can offer you flexibility in rental length and is usually furnished to a high standard with all bills included in the rent (excluding telecommunication services).

Step 4 – Is a serviced apartment what you need?

Some people, expats or people relocating to Sofia for the first time don’t want to or don’t have the time to be dealing with maintaining and managing their home. By renting a serviced property all you need to do is bring your clothes and toiletries and we will manage your property. A serviced rental includes, payment of utility & telecommunications services, cleaning, changing of bed lines and towels and maintenance all included in the monthly rental fee.

Step 5 – the benefit of Corporate Services

Our dedicated Corporate Services team assist hundreds of companies who are looking to find properties for their employees or offices. Renting a property through these specialist team has the benefit of your own dedicated Account Manager, detailed local information, advice and guidance on the letting process and rental market, centralised searching to save you the time and effort to register with several offices and a multilingual department.

Step 6 – Consider a managed property

Since we started providing property management services for properties back in 2007, an increasing large percentage of tenants now demand to rent a fully managed property which gives them complete peace of mind. Renting a managed property has the benefit of a dedicated Property Manager to handle your day-to-day issues, which includes out of office emergency contact should a major problem arise. It has been proven to tenants that maintenance and repairs within managed properties are fixed quicker and to tenants’ satisfaction more than non-managed properties, which is due to managed properties having access to a dedicated professional maintenance team.

Step 7 – The key to successful viewings

We are open at times to suit you and available for viewings before or after working hours, at weekends and public holidays. We are flexible to your needs. In order to secure a property we recommend an early viewing. We will arrange to meet you at your chosen property, or in the event you have selected a number of properties to view we can chauffeur you to these properties ensuring you arrive in a relaxed frame of mind. You will be accompanied throughout the viewing so that we are on hand to answer and questions and advise when needed.

Step 8 – Making an offer

Once you have identified a suitable property you will be required to complete an application for tenancy where you may state any special conditions of the offer and provide details for your references. We will then communicate this offer to the landlord.

Step 9 – Offer agreed

If your offer is accepted we will organise the following regardless of whether your property is managed:

  • Request references from the referees that you have provided
  • Arrange signing of the Tenancy Agreement
  • Collect your moving in payment (rent + deposit)

Step 10 – Completion

Upon completion, you will be given a set of keys and if your property is managed we will provide you with your dedicated Property Manager’s contact details.

Congratulations, you can now move into your new home!


Short lets

Visiting Sofia on business or pleasure? Hotel accommodation isn’t the only option available… A short term rental is often a more cost effective and convenient solution and can be arranged at short notice.

What is a short let?

A short let is a property which can be let from a few weeks to a few months (subject to local authority restrictions). You can short let any type of property from a studio to a ten bedroom house. When renting a property on a short let basis all utility bills are included in the rent (excluding telecommunication services).

Bring your suitcase and we’ll provide the rest. All our short let properties are furnished to a high standard with appliances and household items such as towels, linen, crockery and electrical goods are supplied. All you need to purchase are the consumables.
